Signs You Need Stucco Repair & Installation in Toronto
Cracks in Stucco Surfaces
Hairline cracks that appear along lath lines, at corners, or around openings are common in stucco and typically indicate normal thermal movement or minor substrate movement. Wide cracks (more than 3 mm), recurring cracks, or cracks accompanied by stucco delamination (hollow sounds when tapped) require investigation of the underlying cause before repair.
EIFS Water Damage
EIFS (synthetic stucco) systems installed in the 1980s and 1990s were notorious for trapping water behind the foam insulation layer, causing widespread wood framing rot. Signs include soft spots, visible staining below windows, and spongy areas when the surface is pressed. EIFS remediation typically involves removing failed sections and either replacing with a drainage-cavity EIFS or converting to conventional stucco.

Assessment & Probing
We probe the stucco surface to identify delaminated zones — areas where the stucco has lost its bond to the substrate or to the underlying coat — and use a moisture meter on suspect areas. Hollow-sounding stucco must be removed; applying new stucco over delaminated sections transfers the failure to the new coat.
Substrate Preparation & Lath Installation
All failed stucco is removed to a sound coat or to the substrate. Where the substrate (sheathing, masonry, concrete) has been water-damaged, it is repaired or replaced before proceeding. New galvanized or stainless lath is installed over building paper or drainage board, with lath laps and attachment intervals meeting CCMS standards.
Three-Coat Application
The scratch coat is applied to full coverage and scored horizontally before initial set. The brown coat follows after adequate cure time, floated to a true plane and left to cure at minimum seven days. The finish coat is applied in the specified texture and colour, with clean reveals at all termination edges. Sealant is applied at all window, door, and penetration interfaces.

Is stucco or EIFS better for Toronto's climate?
Traditional three-coat Portland-lime stucco is more tolerant of moisture and freeze-thaw cycling than first-generation EIFS systems. Modern drainage-cavity EIFS with proper flashing detailing performs well, but requires more careful installation. For repairs and re-cladding projects, we typically recommend three-coat stucco unless the building was designed specifically around an EIFS system.
